WINCHESTER -- A property at 18 Cabot St. changed hands for $2,950,000 in mid-June, leading a recording period in which nine of 19 deeds carried disclosed prices and the median sale reached $1,060,000. The month's data reflects a market anchored firmly in seven-figure territory.

The volume of 19 recorded transactions in roughly four weeks represents a meaningful level of activity, though the high share of undisclosed prices, 10 of 19 deeds, limits full market analysis. Several of the non-priced transfers show the hallmarks of trust or estate conveyances within the same family.

Second on the list, 2 Edgewater Pl. sold June 16 for $2,575,000; Murat and Leyla Demirkan acquired the home from Liza and Jacob Thibeault. Third, 15 Wildwood St. recorded June 9 at $2,100,000, with Rory J. and Sarah M. Petteys buying from the Kilmer S. McCully Revocable Trust.
