Winchester June Median Tops $1.4 Million as Upper-Tier Sales Dominate the Market

WINCHESTER -- A sale at 12 Salisbury St. led Winchester's June residential market, recording at $3.1 million and standing as the period's highest disclosed transaction. Ten of 17 recorded deeds carried disclosed prices, producing a median of $1,445,075 across a range of $701,000 to $3.1 million.

  • MARKET OVERVIEW
  • Seventeen deeds were recorded in Winchester between May 31 and June 29, 2026, with prices disclosed on 10 of those transfers. The disclosed sales span $701,000 to $3,100,000, with a median of $1,445,075. Seven transfers carried no consideration amount and are reported as price not disclosed; those transactions are reflected in the total count but excluded from price calculations. The volume of 17 recorded deeds in a single month represents a notable level of activity for a town of Winchester's size.
  • TOP SALES
  • 12 Salisbury St. topped the period at $3,100,000. Mary W. Siciliano sold the property to John P. and Janet Riley, with the deed recorded June 1.

15 Wildwood St. changed hands for $2,100,000 on June 9. The Kilmer S. McCully Revocable Trust, represented by trustee Martha E. McCully, sold to Rory J. and Sarah M. Petteys.

A Winchester property listed without a street address in the deed record sold for $1,610,000 on June 5, with Jonathan and Stephanie Lang as sellers and Nan Liu as buyer.

6 Oakland Cir. sold for $1,607,000 on June 1. The Ali Family Nominee Trust conveyed the property to Robert James Murphy and Kate Sherman Murphy, both as trustees.

65 High St. recorded at $1,440,150 on June 1. Jon Paul Trudeau and Jeong Suk Lee sold to Di Liang and Chen Ji.

  • NEIGHBORHOOD BREAKDOWN
  • High Street accounted for two recorded transactions. 65 High St. sold for $1,440,150; 158 High St. transferred with no price disclosed in a transaction in which the sellers conveyed to themselves as trustees, a pattern consistent with estate planning.

200 Swanton St. produced three recorded deeds — Units L39, 718, and 224 — all at no disclosed price and all reflecting transfers in which grantors conveyed to themselves or a related trust. No arm's-length sale price is available for any Swanton St. unit this period.

Among disclosed arm's-length sales, three properties came in above $1.5 million (12 Salisbury St., 15 Wildwood St., and the incomplete-address Lang-to-Liu transfer), four fell between $1 million and $1.5 million (6 Oakland Cir. at $1,607,000; 34 Robinhood Rd. at $1,450,000; 65 High St. at $1,440,150; and 368 S. Border Rd. at $1,300,000), one sold between $500,000 and $1 million (62 Richardson St. at $1,060,000 and 9 Governors Ave. Unit 2 at $888,000), and one fell below $800,000 (40 Lake St. Unit 1 at $701,000).

  • MARKET NOTES
  • Of the 10 transfers with disclosed prices, the majority — seven — recorded at or above $1.3 million, indicating the period's activity was concentrated in the upper price tiers. The single sub-$800,000 sale, a condominium unit at 40 Lake St., was the only transaction below the seven-figure threshold among disclosed prices. At least five of the 17 recorded deeds appear to be intra-family or trust reorganization transfers based on grantor-grantee name overlap; those transactions do not reflect open-market sales and carry no disclosed consideration. Square footage data is unavailable from deed records; price-per-square-foot analysis cannot be performed.
