WINCHESTER — Planning Board defers mixed-use Main Street development over buffer-setback dispute. Applicant Sid Gehlot of Treetop Group seeks a 5-foot rear parking setback instead of the required 10 feet, but Chair Jack LeMenager said the proposal violates a previous commitment to protect neighboring properties. Former Planning Board Chair Diab Jurius, a nearby resident, questioned whether the building is appropriately sized and expressed concern about stressed parking arrangements.
The applicant presented 21 parking spaces, six above the 15 required, but members pressed for demonstration of necessity or evidence that a full 10-foot buffer is achievable. The hearing continues June 16. The board separately approved residential demolition and reconstruction at 189 High Street and 17 Dix Street unanimously and voted 4-1 to allow the Town Planner to administratively review unit-mix changes at 10 Converse Place.
